Your Guide to Home Buying in Estrella, Goodyear, AZ

The community is divided into three residents' clubs: Presidio, Starpointe, and CantaMia Village Center. Each club provides its own fitness center, pool, and common areas. Estrella also boasts more than 50 neighborhood parks and 65 miles of hiking/biking trails, providing plenty of room to explore regardless of which section you live in. CantaMia is Estrella's gated community for residents 55 and older. If you have children or want a child-friendly environment, this section is not for you.

All other sections of Estrella have no age restrictions, allowing families and buyers of all ages to purchase a home here. Buyers in these areas have access to Estrella's lakes, trails, and the Golf Club of Estrella, a championship course inside the community. I make sure to ask buyers about their age requirements before recommending homes, as it determines the listings I present.

Estrella is a homeowners association (HOA) governed community, so purchasing property here involves a couple additional considerations. I always walk my clients through the CC&Rs prior to closing to avoid any issues down the line.

Homeowners in Estrella pay base HOA fees starting around $125/month. The HOA is administered by CCMC, and dues fund the maintenance of Estrella's clubs, parks, lakes, and trails. Post-closing, you will need to obtain a resident card from Estrella's Community Services office at the Starpointe Residents' Club, granting you access to the community's amenities including the pools, clubs, and lakes. The home tour in Estrella goes beyond the home. I like to show clients the lakes because that's part of what makes this community special.

There are two lakes that cover 72 acres in Estrella, and residents have free use of kayaks, paddle boats and sailboats through the Yacht Club. There's everyday shopping nearby as well at Elliot Market and Mountain Ranch Marketplace. This way, you can imagine your daily errands, not just moving day. Viewing all this firsthand helps you envision the lifestyle here, not just the layout of the home.

If you're coming to Estrella from Phoenix, you'll want to come through Estrella Parkway, which provides direct access to I-10. Most people will travel I-10 to get here, as it's the fastest way. The entrance into Estrella is well marked from Estrella Parkway, and I'm always available to meet you in person for your first visit. I can also send you a pinned map location beforehand so you know where to turn in.

Once you arrive in Estrella, Estrella Parkway will pass by the lakes and connect with some smaller roads that will take you to each section, like CantaMia, near Presidio and Starpointe. If you're visiting multiple sections at once, I will plan the visit to ensure you see them in the right order and don't have to double back.
